80 Elizabeth Street
The property located at 80 Elizabeth Street is a five-story building which was previously configured and used as office spaces.
Vos’ contract was to convert this existing configuration into 72 Contemporary, smart and central, Hobart City Apartments comprising premium 4 Star self-contained apartments in the vibrant centre of Hobart City.
Whilst there was only relative minor external works to the building, mainly consisting of the removal of old ineffective single glazed windows and replacing them with new thermally and acoustic glazing. The alterations internally were extensive.
Each of the four accommodation levels was converted into 17 suites and one DDA suite. This saw extensive wall framing and plastering, including having to install risers to service the required bathroom and kitchen facilities. Obtaining the required falls to the bathrooms was a challenge in itself as we were dealing with slabs that although structurally sound had limited ability for extra construction load bearing over the already calculated loads, this affected the amount of screeding that could potentially be utilized.
All challenges that the building threw at us during construction were overcome and the result was the delivery of 72 high quality accommodation suites. Each suite included a kitchenette, bathroom/ensuite, ducted air-conditioning and acoustic separation.Value: $10.2 Million
