Steele St GP Clinic

Vos were engaged by Dr Mirza Baig to undertake the construction of the Steele St GP Clinic and Skin Clinic. The project works included the demolition of the existing office building, mechanics workshop and carpark that had previously occupied the site as a used car dealership.

The project included the construction of a new two-storey GP clinic and adjoining Skin clinic and the redevelopment of the carpark area.

Construction of the new building included two main entries and reception areas, two waiting rooms, seven consult rooms, two nurses stations, two procedure rooms, an emergency room, as well as joint amenities and storage areas on the ground floor.  The first floor included a further waiting room, three consult rooms, staff room and boardroom; all linked by a wide access stairway and lift to allow easy access to the upstairs areas.

The new clinic was designed to be both welcoming and modern with crisp, bright colours and featuring numerous examples of wall decal artwork to engage the patients during their time in the clinic and reduce the ‘sterile’ feel often associated with the medical field.

Three of the building’s four exterior walls were required to be blockwork due to their location on the property boundary, however the front façade includes multiple cladding styles and colours, as well as large glazed areas and twenty-five roof skylights to allow natural light to flow into the building.

Upon completion of the original demolition works on site; it was found that the geotechnical survey that had been completed had yielded vastly different results to the ground conditions that were actually encountered under the previous building’s footprint. This required a stop of works to be able to redesign the slab to suit the existing ground conditions. During this time Vos were involved with the redesign and put forward options to try and reduce costs and time delays.

External works for the project included the removal of the existing carpark and construction of a new carpark, including landscaping and lighting to facilitate the staff and patients of both clinics. To accommodate enough carpark spaces a one-way entry/exit was created and a new crossover installed into the busy Steele St.

Throughout the build, close communication was required between Vos, the Client and Superintendent to ensure that the Client was able to arrange for the commissioning of the GP and Skin clinics, including employment of doctors and staff to facilitate an opening shortly after building hand over.
